When your hot water fails, we respond fast

Our licensed plumbers are on call 24 hours a day across the entire Perth metro, north and south of the Swan River, for no-hot-water faults, burst tanks, leaking valves and major leaks. Trucks arrive fully stocked to fix most faults in a single visit, and where a full replacement is needed we can arrange a same-day temporary hot water solution.

The first thing that matters in an emergency is limiting the damage. If water is actively escaping, shut the cold water isolation valve on the pipe feeding the top of the unit, then kill the power at the circuit breaker or close the gas isolation valve. That stops the cylinder refilling and reheating while you wait. Careful with the water coming out of a failed system, it can still be scalding hot even an hour after the power is off.

Hand shutting off the cold water isolation valve above a leaking hot water system

Once our Perth hot water system plumbers are on site, the job is diagnosis before parts. On an electric system that means testing the heating element and thermostat and checking the circuit breaker. On gas it means checking the pilot light thermocouple, the gas control valve and the burner. On any system it means looking at the Pressure Temperature Relief (PTR) valve, the tempering valve and the sacrificial anode rod, because a weeping PTR valve or a spent anode tells you a lot about how much life the tank has left.

Common emergencies we attend

No hot water at all. Overnight failures are the classic. On electric systems it is usually a burnt-out element, a failed thermostat or a tripped breaker. On gas it is usually the pilot light going out because the thermocouple has failed. All of those are parts we carry.

Water pooling under the unit. Where the leak is matters enormously. A drip from the PTR valve, tempering valve or a fitting is generally a repair. Water seeping from the base of the cylinder means the tank has corroded through internally and needs replacing, and it will get worse rather than better.

A burst cylinder. This is the one that damages floors, walls and stored belongings. Isolate the water and power, contain what you can, and call. We prioritise active leaks and can usually complete a same-day changeover.

Lukewarm water, or hot then cold. Often a dual-element system running on one element, a failing thermostat, or on gas a partially blocked burner. Also worth checking the tempering valve, since a failed one can drag delivery temperature down at every outlet.

Any smell of gas. Turn the gas off at the meter, avoid light switches and naked flames, ventilate, and call immediately. This is not a wait-until-morning situation.

What emergency hot water repairs cost in Perth

A typical call-out and repair sits between $150 and $800 depending on the fault and the part. Thermostat and thermocouple work is at the lower end, element and valve replacement in the middle, and gas control valve or major leak work toward the top. After-hours rates can apply outside standard hours, and we confirm the number with you before starting. For what an after-hours job actually looks like, read our Sunday night emergency swap in Victoria Park.

Where a repair does not stack up, we say so. Spending $500 on a 14-year-old tank that is already showing rust in the water is throwing good money after bad, and we would rather price you a replacement system honestly than take the repair fee. If you are weighing it up, our guide on hot water repair vs replacement walks through the rule of thumb we use, and what to do about a leak from the bottom of the tank covers the immediate steps.

Got questions?

Emergency Repairs FAQs

Do you really answer at 2am?

expand_more

Yes. We run 24/7 emergency dispatch across the Perth metro for hot water failures, burst tanks, major leaks and gas faults. You get a person, not an answering service, and a realistic arrival window rather than a vague promise.

How fast can you get to me?

expand_more

It depends on where you are and what else is running, but our Rivervale base sits centrally and we dispatch localised contractors across the metro. Most emergency calls get someone on site the same day, and inner suburbs are often within a couple of hours.

Is no hot water actually an emergency?

expand_more

On its own, usually not. It is inconvenient but safe to wait until morning. It becomes an emergency when combined with an active leak, water pooling, no water at all, or any smell of gas. If you smell gas, turn the supply off at the meter, do not use switches, and call immediately.

What should I turn off first if my tank is leaking?

expand_more

Start with the cold water isolation valve on the pipe entering the top of the unit, then turn off the power at the circuit breaker for an electric system, or the gas isolation valve for a gas one. That stops the tank refilling and reheating while you wait for us.

Can a leaking hot water tank be repaired?

expand_more

It depends where it leaks from. A dripping PTR valve, tempering valve or a fitting is very often a straightforward repair. Water coming from the base of the cylinder itself means the tank has corroded through internally, and that is a replacement rather than a repair.

What are the most common faults you fix?

expand_more

For electric systems it is a burnt-out heating element, a failed thermostat or a tripped circuit breaker. For gas it is a failing thermocouple stopping the pilot light staying lit, or a faulty gas control valve. All four are parts we carry on the truck.

Do after-hours call-outs cost more?

expand_more

After-hours rates can apply outside standard operating hours. We confirm the price with you before any work starts, so there is no surprise on the invoice. For a fault that can safely wait until morning, we will tell you that too.

Can you replace the whole system the same day?

expand_more

Usually yes across the Perth metro for common models. If your specific unit needs to be ordered, we can often arrange a temporary hot water solution so the household is not left waiting without any hot water.

What should I have ready when you arrive?

expand_more

Clear access to the unit, the brand and model if you can see it, and knowing where your water and power or gas isolation points are. That alone can shave a solid chunk off the diagnosis time.

Will my insurance cover a burst hot water tank?

expand_more

Home insurance often covers resulting water damage even where it does not cover the failed appliance itself. Check your policy wording. We can document the fault and what failed, which helps if you do lodge a claim.
